I’ll tell you a story that happened to me in my first year of property management.

I had taken over the management of a small villa in Torre Lapillo. One Saturday in July, I had to make a departure and an arrival on the same day at 4:00 PM.

The incoming clients called me telling me that they were late (2 hours!). They had stopped for lunch in Alberobello and were taking the opportunity to take a tour of the surrounding area. They would arrive at 6:00 PM.

I organized myself by moving other appointments to be on time, but again, this time with a message: “Hi Fabio, we’ll be there after 8:00 PM, sorry, see you later“.

I was moving through the streets of Torre Lapillo and Porto Cesareo in the midst of terrible traffic. And it was hot, that heat that we all know how it is in the summer in Salento.

You can understand what I was thinking in those moments … I had set an arrival time with the new guests but they kept postponing my plans.

And so, I waited. And waited some more.

The guests arrived just before 9 pm (a good 5 hours late)!

I was tired, exhausted. And also annoyed by the behavior of my guests: managing a holiday home or a villa is not an easy thing.

It was at that moment that the idea came to me: I had to create an efficient method for managing short-term rentals. A method that with experience became the THEPUGLIA METHOD.
